At 58,000 SF, the building was slightly larger than EMSI's current needs, but the ability to lease the excess space gave EMSI built-in expansion space for future growth. The building had been used by one tenant for nearly 18 years as a mail-order pharmacy. It had offices, air conditioned assembly areas and warehouse space. EMSI concurred with Nancy's vision and purchased the building.
Nancy oversaw all elements of the acquisition from building due diligence to financing and to initial budgeting for the remodeling. As planned, the balance of the building is currently leased to two other tenants.
EMSI designs and sells non-invasive medical products that are used for controlling both acute and chronic pain, and for physical rehabilitation.
NPR client Mario Garcia was looking for a new corporate office with 50,000 SF of space and 200 parking spaces for his company, EMSI.
Nancy Phaneuf realized that EMSI might need growing room one day and suggested that the company consider a very desirable building that was on the market for sale by Highwoods Properties, a national REIT.
